A 300 sqm lot in Tagaytay can cost ₱2.3 million or ₱20 million, depending on the subdivision and which side of the city line it sits on. Here is what sellers are actually asking, village by village.

Search for Tagaytay lot prices and you’ll find two types of answers. One is a list of “best houses in Tagaytay” that mentions prices starting from ₱3.2 million to ₱16 million. The other shows an average price of around ₱82,000 to ₱114,000 per square meter, as it includes condos, houses, and vacant lots. However, neither provides the specific cost of a 250 sqm lot in Palm Crest compared to one in Crosswinds, which is what a potential buyer really wants to know.
We conducted slower work on September 20, 2026, by gathering current asking prices from Dot Property, a site where local brokerages list their inventory. We organized the data by subdivision, which included about 130 residential lots and 109 houses in Tagaytay, as well as listings from nearby towns like Silang, Alfonso, and Amadeo, which compete for weekend-home buyers.
One caution: every figure is an asking price, not a closed sale. Some areas had only a few listings, so the sample size is small. Use this guide as a starting point for negotiations, then verify on site.
How to Read Tagaytay Prices Before You Compare Them
Three key numbers are often confused in Tagaytay discussions, leading buyers to overpay or overlook good properties. The asking price is the seller’s initial offer, often marked by brokers as “slightly negotiable.” The selling price is the final agreed amount. The BIR zonal value serves as a tax minimum, not a market value.
Asking price
The seller’s opening number, often marked negotiable.
Selling price
The amount written in the deed of sale.
BIR zonal value
A per-sqm tax floor set by the BIR, not a market price.
“Net” price
Usually means the seller keeps that amount. Ask which taxes sit on top.
The gap can be significant. Housal’s list shows BIR zonal values at ₱15,000 per sqm for regular residential lots in Tagaytay Highlands, while our sample had Highlands lots priced around ₱30,000. This doesn’t lower your tax bill, as transfer taxes are based on the highest selling price, zonal value, or assessed fair market value. Verify the current zonal value for your specific street.
Then check the fine print on payment responsibilities. Some brokers provided a “net” price, one Metrogate seller included capital gains tax, and another itemized the seller’s 6% capital gains tax alongside the buyer’s documentary stamp tax, transfer tax, and registration fees. These are three different offers, so clarify which one you are comparing.
Compare lots by price per square meter and houses by their total price and floor area. Lot value depends on land, while house value depends on finishes and furnishings.
Tagaytay Lot Prices at a Glance: Three Tiers
Picture two buyers with ₱6 million on the same Saturday. One buys 300 sqm in Palm Crest for ₱19,000 per sqm, while the other buys about 150 sqm in Crosswinds at ₱39,700 per sqm. Same city, same cool air, but half the land. This example shows Tagaytay’s three tiers.

The median price for residential lots of 100 to 1,000 sqm in the city is around ₱20,000 per sqm, leading many subdivisions to price similarly. Prices increase significantly above this median: listings in Crosswinds ranged from ₱16,162 to ₱79,932 per sqm, with variations based on the phase and view, meaning two lots in the same area can have price differences of up to five times.

Highlands lots cost between ₱15,000 and ₱45,000 per sqm, showing a wide variation by neighborhood, while Midlands had only three listings. Consider both as starting price ranges.

Premium tier: Crosswinds, Tagaytay Highlands and Midlands
Crosswinds, a Swiss-inspired resort community in Iruhin, has the largest area in the city. Broker listings feature a Lausanne lot of 384 sqm priced at ₱15.3 million (around ₱39,900 per sqm), a Peak View lot of 672 sqm at ₱25 million (about ₱37,200), and a Cedar Brooks lot of 487 sqm for ₱40 million, which is approximately ₱82,100 and above the typical range. If a Crosswinds lot is much cheaper than others, inquire about its phase, view, and title.
Tagaytay Highlands lots range from ₱15,000 to ₱45,000 per sqm in 11 listings, including a 395 sqm Aspen Hills lot priced at ₱13.35 million (around ₱33,800). The Highlands FAQ states that club membership is separate from residential sales and is not mandatory for buying, but amenities are exclusive to members and their guests. Check with the sales office for access details and additional membership costs.
Mid-market tier: Alta Monte, Sotogrande, Palm Crest and Country Homes 1
Alta Monte is a 12.7-hectare community on Magallanes Drive in Kaybagal East. A 375 sqm lot near the gate was ₱10.125 million (₱27,000 per sqm), while a 374 sqm lot in another area was ₱13.9 million (₱37,100 per sqm). Sotogrande, located on Sotogrande Avenue in Asisan, had seven listings ranging from ₱19,000 to ₱29,400, including a 240 sqm lot on the main road priced at ₱27,000.
Palm Crest on Magallanes Drive in Maharlika East offers lots ranging from 100 sqm at ₱1.8 million to 230 sqm at ₱5.75 million (₱25,000 per sqm). In Country Homes 1, all five listings were priced at ₱19,000 for lots between 140 and 284 sqm, indicating a single price rather than a varied market.
Entry tier: Tagaytay Heights, Southridge, Metrogate and the smaller villages
Tagaytay Heights in Kaybagal South remained stable, with two adjoining lots of 299 and 266 sqm priced at ₱18,150 per sqm (₱5.43 million and ₱4.83 million), and a 504 sqm lot on Mahogany Avenue listed at ₱9.58 million. Southridge Estate, located on the Calamba-Tagaytay Highway in Sungay North, had seven listings at a median price of ₱18,000, including a 356 sqm lot priced at ₱6.41 million.
Metrogate Tagaytay Manors on TCI Road has a 240 sqm lot priced at ₱4.4 million (₱18,333 per sqm). In Metrogate Tagaytay Estates, a 222 sqm corner lot has been reduced from ₱4.88 million to ₱4.5 million (₱20,300 per sqm, including capital gains tax). A 242 sqm lot in Country Homes 2, Neogan is at ₱15,500 per sqm, while 150 to 300 sqm lots in Monte Vista and Villa Divinia are both ₱15,000 per sqm.
Barangay lots and large parcels
Outside the gates, prices depend on the location and view. There are six residential listings in Patutong Malaki North with a median price of around ₱16,800 per sqm. Larger parcels sell for less per square meter, while commercial frontages have higher prices.

That last row needs reconsideration. The listing shows ₱78,000 per sqm, but ₱392.6 million for 4,522 sqm equals about ₱86,800. This difference could be a mistake or a negotiating tactic, so check with the broker to find out which number is correct before making an offer.
Tagaytay House and Lot Prices: What the Listings Say
Houses tell a distinct story because their quality and furnishings affect land value. The average asking price for 109 Tagaytay house listings was around ₱22 million, while Housal’s 50 house-and-lot listings had a median of ₱28 million. These figures depend on the number of luxury homes available, making subdivision categories more relevant.

Two listings are not enough to determine a market price. The Highlands category features 62 houses for sale on the portal, ranging from ₱8 million to over ₱1.2 billion.
What can you buy for ₱15 to ₱30 million? A five-bedroom house on a 278 sqm lot in Sungay South costs ₱15 million. A new, fully furnished four-bedroom house in Tagaytay Tropical Greens is ₱26 million (around ₱80,000 per sqm), while a four-bedroom house in Pueblo del Sol is priced at ₱29.5 million. Remember to check if furniture and appliances are included in the price.
Beyond the City Line: Silang, Alfonso and Amadeo
Tagaytay’s price range varies: Silang is the most expensive, Alfonso provides affordable access nearby, and Amadeo is the least expensive.

Silang: premium money on the Cavite–Laguna side
Ayala-branded estates in Silang are priced higher than those in Tagaytay. A 645 sqm lot in Westgrove Heights costs ₱41.9 million (₱65,000 per sqm), a 430 sqm lot in Inchican is ₱26 million (around ₱60,500 per sqm), and a 471 sqm lot in Tubuan II is ₱33 million (about ₱70,100 per sqm). Additionally, a 538 sqm lot in Hillside Ridge is available for ₱16.1 million (approximately ₱30,000 per sqm), but it is through a deed of assignment, meaning you will assume the seller’s contract rights instead of purchasing a titled lot. Alfonso: the Tagaytay address with entry-tier prices
Alfonso had 43 residential lot listings at around ₱12,000 per sqm. La Prairie resale listings ranged from ₱16,000 to ₱17,647, about 10% to 18% lower than the developer’s price of ₱19,500 for regular lots. The developer requires a down payment of 20% to 50%, with the rest payable over three to ten years at 14% interest. Royale Tagaytay Estates lots cost between ₱13,500 and ₱15,000, while a Gardenhills lot was priced at ₱13,000.
Amadeo: the price floor, with a land-type catch
Amadeo’s 52 lot listings had a median price of around ₱7,750 per sqm, with prices ranging from ₱1,861 to ₱18,000, and many are for farming or agriculture. One promotion for Dagatan offered ₱9,350 per sqm with a minimum of 150 sqm, totaling ₱1.4 million for the smallest lot. Location affects commute times. Expressway.PH shows that traveling from Manila (Magallanes) to Tagaytay takes one to one and a half hours via CALAX and SLEX, costing ₱193 in tolls as of February 2026. In contrast, the trip from Sta. Rosa, Laguna to Tagaytay takes just 15 to 20 minutes via CALAX for ₱52. To visualize the comparison, consider a 300 sqm lot at the median asking price in each area.

What Actually Moves a Tagaytay Lot’s Price
Once you know the tier, five factors explain most of the difference between two lots in the same neighborhood.
That last one can be measured. A Taal-view lot of 3,490 sqm was reduced in price from ₱68 million to ₱59.5 million, which is a 12.5% decrease. The Metrogate corner lot went down from ₱4.88 million to ₱4.5 million, about 8%. Price cuts don’t always mean discounts, but they indicate that sellers are willing to negotiate.
One price factor that listings often overlook is hazard. Tagaytay Ridge is within 14 kilometers of Taal Volcano, but PHIVOLCS Director Renato Solidum stated in January 2020 that the ridge wouldn’t face base surge or volcanic tsunami due to its height, though ash fall is still a concern. As hazard information can change, check PHIVOLCS’s latest maps and consult city hall for the property’s zoning and hazard classification.
One 5,000 sqm parcel in Guinhawa North was listed at just ₱3,000 per sqm, roughly a seventh of the citywide median. The listing says “Tax Declaration ONLY,” which means there is no title. That is the biggest reason a Tagaytay price looks too good to be true, and it is not a discount at all.
Before You Pay: A Buyer’s Checklist for Tagaytay
Taxes and fees provide a clear expectation. For a ₱6 million lot, if that’s the highest value—selling price, zonal value, or assessed value—the buyer’s costs are around 2.25% to 2.5%, while the seller typically pays a 6% capital gains tax unless stated otherwise in the agreement.

Is Tagaytay Still Worth Buying Into?
That depends on what you’re buying for. For a weekend home, the mid-market tier offers a gated address with an entry price of ₱6 million to ₱8 million for about 300 sqm. For retirement, the entry tier in Alfonso provides more land for your money, as long as the title is clean and the water supply is reliable. For investors, liquidity is key: Crosswinds and Highlands had the most lot listings, but we didn’t track how quickly they sell.
