Give three buyers around ₱7 million each and send them to Pasig. One returns with a 48-square-meter one-bedroom in an older tower in Ortigas Center. Another gets a 30-square-meter one-bedroom on a side street in Kapitolyo. The third acquires a 65-square-meter two-bedroom in Rosario, which has space for a nursery.
Same budget, over twice the space. Pasig has five different property markets under one city hall, and which one you choose is more important than the city itself.
This guide covers five markets: the factors driving demand, the elements affecting prices, the actual infrastructure, and what each budget can purchase in 2026. For yield information, check our Pasig City Investor Deep Dive; for daily living insights, refer to our Pasig City Lifestyle Guide.
- Five markets, one city: asking prices run from about ₱95,000 per sqm in east Pasig to over ₱350,000 at Parklinks.
- Value CBD: Pasig’s median (about ₱167,000 per sqm) sits below Makati and BGC (about ₱198,000).
- Demand anchor: Ortigas office leasing rose more than fivefold in Q2 2026, at rents about 37% below BGC.
- Main risks: flooding in low-lying barangays, years of rail works, and a record 82,900 unsold Metro Manila condos.
- Rule of thumb: pay for infrastructure that’s open, and check flood risk address by address.
Pasig in 2026: The Market at a Glance
Pasig had 853,050 residents in 30 barangays according to the 2024 census. Most of its land is developed, so new buildings come from converting old industrial areas along C5. This is why the latest properties are mostly high-rise and expensive.
Pasig is a valuable area in the metro: office rents and condo prices are lower than in Makati and BGC, while commutes remain short. This attracts both end-users and investors.
Ortigas Center isn’t all Pasig
Ortigas Center spans three cities: most of it is in Pasig, primarily in Barangay San Antonio, while SM Megamall and Shangri-La Plaza are located in Mandaluyong, and Robinsons Galleria is in Quezon City. The city listed on the tax declaration determines who collects your amilyar and handles your permits, so check it before looking at “Ortigas” listings. Our guide Is Ortigas Part of Pasig City? shows the boundary.
How Pasig’s Market Is Built: Five Submarkets
Each submarket has its own homes, buyers, and key risks. First, choose the submarket, then select the building.
Ortigas Center (Pasig side): resale-heavy and office-driven
Pasig’s portion of the CBD mainly features towers built from the 1990s to the 2010s, with some of the city’s lowest resale unit prices per square meter: a 48-square-meter one-bedroom at The Pearl Place was recently priced at ₱6.7 million. The demand comes from office workers wanting to walk to their jobs. However, the age of the buildings affects fees, elevators, and reserve funds, which is a drawback.
Kapitolyo, Oranbo and Capitol Commons: the lifestyle premium
Kapitolyo’s restaurant streets have the highest median prices in Pasig, and Ortigas Land’s Capitol Commons nearby features amenity-rich towers like Travertine at Portico. With land being scarce, a 190-square-meter townhouse in Kapitolyo is listed for around ₱26.3 million. Expect weekend traffic, limited parking, and restaurant noise.
The C5 corridor: townships and pre-selling supply
From Ugong to Manggahan, old industrial land has been transformed into planned estates like Arcovia City, The Grove by Rockwell, Ortigas East, and the 35-hectare Parklinks. Most of Pasig’s new housing options are found here, where prices per square meter are at their highest in the city. You’ll find parks and new buildings, but C5 traffic can affect your daily commute.
Old Pasig and the riverside barangays: older lots, lower prices
The area near Plaza Rizal and the riverside barangays has older homes, apartments, and inherited properties. There are few listings, and prices differ by street, making it suitable for buyers looking for land or renovation projects. Be sure to check title history and flood risk, especially near Pinagbuhatan by the lake.
East Pasig: the budget entry point
Rosario, Santolan, Dela Paz, and Manggahan provide good value with 64-to-65-square-meter two-bedroom units at Levina Place and Mirea Residences priced between ₱6.2 million and ₱9.5 million. The area is served by LRT-2 and three large malls, but some streets near the Marikina River and Manggahan Floodway can flood during heavy rain.
| Submarket | Main stock | Asking price per sqm | Best fit | Key risk |
|---|---|---|---|---|
| Ortigas Center (Pasig side) | 1990s–2010s high-rise resale | ~₱140K–₱262K | Walk-to-work singles, rental buyers | Aging buildings, high dues |
| Kapitolyo / Oranbo / Capitol Commons | Mid-rises, estate towers, townhouses | ~₱184K median; ~₱288K new estate studios | Professionals, upgraders | Parking, noise, premium pricing |
| C5 corridor | Township condos, pre-selling | ~₱185K–₱357K | Families wanting parks and new builds | C5 traffic, supply competition |
| Old Pasig / riverside | Older houses, lots, apartments | Varies widely; thin listings | Land buyers, fixer-uppers | Flooding, title issues |
| East Pasig | Mid-rise condos, townhouses | ~₱95K–₱148K | Families on a budget | Street-level flooding, traffic |

What Keeps Demand Strong
Ortigas offices and the BPO base
Office leasing boosts rental demand in Pasig. Savills Philippines noted a net office take-up of about 14,800 square meters in Ortigas Center in Q2 2026, significantly higher than the first quarter’s 2,800, mainly driven by IT-BPM tenants. Companies relocating to Ortigas to reduce costs attract employees who then seek nearby housing, becoming tenants of the district’s resale condos.
Townships are reshaping where people want to live
Walkable neighborhoods with parks and shops are attracting buyers away from older, standalone towers, which are struggling to compete on price.
Location, hospitals and schools
Pasig is located between Makati and BGC on one side and Marikina and Rizal on the other. The Santa Monica–Lawton Bridge, which opened in 2021, connects BGC to Kapitolyo in just minutes, while LRT-2 links the eastern side to Cubao. Important institutions like The Medical City, the University of Asia and the Pacific, and St. Paul College Pasig support family needs.
The Risks Built Into the Market
A price drop can be a good deal, but if it affects livability, it’s best to walk away.
Flooding: check the address, not the city
Pasig is located where the Pasig and Marikina rivers meet, along with the Manggahan Floodway and Laguna de Bay. During heavy rain, areas like Rosario, Santolan, Manggahan, Maybunga, and lakeside Pinagbuhatan may flood, while Kapitolyo, Capitol Commons, and Ortigas Center are typically safer. In August 2026, the Marikina River reached its second alarm within hours. Flood risk can vary by street, so it’s important to check specific addresses.
- Enter the exact address on HazardHunterPH and note the flood rating.
- Ask neighbors how high the water rose in the last big typhoon.
- Look for water lines on walls, gates and the guardhouse.
- For a condo, ask whether basement parking has ever flooded.
- Check the access road too: a dry unit on a flooded street still strands you.
- Get a flood insurance quote; a high premium is a warning.
Traffic and construction disruption
C5, Ortigas Avenue, and Shaw Boulevard become congested during peak hours, with ongoing rail works extending delays: Meralco Avenue near Capitol Commons has been closed since 2022 for subway construction, set to reopen in 2028. A home just three kilometers from work can still take 45 minutes to reach at 6 p.m., so try the commute during actual rush hour.
Supply competition
Metro Manila has 82,900 unsold condos as of Q2 2026, equivalent to 34 months of supply, per Leechiu Property Consultants, which predicts a drop in both pre-selling and resale prices. Rents in Ortigas-Mandaluyong are around ₱729 per sqm per month, still lower than pre-pandemic figures. Buyers have the upper hand, especially for older resale units, and sellers must adjust their prices to the current market.
Aging buildings
Many Ortigas towers are 25 to 30 years old. Request the condo corporation’s latest financial statements, reserve fund, and any upcoming special assessments for elevators, façades, or fire systems. A low-priced unit with a large upcoming assessment is not actually cheap. Our guide to condo association rules and maintenance lists the documents you should ask for.
- Dated interiors in a well-run older tower
- Nearby rail construction with a firm end date
- Seller under pressure in a high-inventory market
- Street flooding that never reaches the unit or the access road
- Floodwater inside the unit or a flooded only access road
- A thin reserve fund with major repairs due
- A title or tax declaration that doesn’t match the seller
- A commute you can’t live with at your actual rush hour
Infrastructure: What’s Built vs. What’s Promised
Pasig’s brochures focus on future rail lines, listing current prices, acknowledging ongoing construction, and considering announced projects as added benefits.
If a seller’s price assumes the subway will be running, you are paying in 2026 for a station that won’t open until 2032. Find out what the unit is worth without that assumption.
Price Ladder: What Your Budget Buys in Pasig
These are the current asking prices from our Pasig listings and developer price lists, not finalized sales. Use them for reference, not for bidding.
| Budget | What it buys | Where |
|---|---|---|
| ₱6M–₱7M | 48 sqm older-tower 1BR (The Pearl Place), ~30 sqm 1BR (Brixton Place), or a 65 sqm 2BR | Ortigas Center, Kapitolyo, East Pasig |
| ₱7M–₱10M | Larger east Pasig 2BR, a 46 sqm township 1BR (The Grove), or a 33 sqm estate studio (Travertine) | East Pasig, C5, Capitol Commons |
| ₱10M–₱15M | Newer-tower 1BR (The Currency), pre-selling studio at Parklinks’ Lattice, or an east Pasig townhouse | Ortigas Center, C5, East Pasig |
| ₱15M–₱30M | 89 sqm estate 2BR (Sandstone at Portico) or a 190 sqm Kapitolyo townhouse | Capitol Commons, Kapitolyo |
| ₱45M and up | Detached Kapitolyo houses; premium Parklinks towers start near ₱27M for a 1BR | Kapitolyo, Parklinks |
Pre-selling or resale?
Pre-selling in Pasig generally refers to C5 and Capitol Commons, which offer new amenities, easier payment plans during construction, and a higher cost per square meter. Resale usually involves Ortigas Center and Kapitolyo, featuring lower prices, immediate unit availability for inspection and rental, and some room for negotiation. Review the developer’s track record for pre-selling options and the building for resale; our pre-selling vs. RFO vs. resale guide provides more insight.
Financing
Pag-IBIG now offers loans up to ₱10 million, sufficient for most resale units in Pasig. Bank loans are becoming more expensive as the Bangko Sentral has raised its policy rate to 5.0% this year, with another increase expected on October 22. Check out our Pag-IBIG housing loan guide and salary requirements for a ₱3M, ₱5M, or ₱8M home.
Ownership Costs to Budget For
Budget for these on top of the price:
- Taxes, fees and title transfer: roughly 9% to 10% of the price, split as agreed (title transfer guide)
- Loan, appraisal and mortgage registration fees
- Unpaid amilyar or dues on a resale unit, unless the seller clears them first
- Pasig amilyar: 15% off if paid in full by Dec. 31 of the prior year, 10% in January, 5% in February or March (amilyar guide)
- Condo dues and parking: compare dues per sqm
- Insurance and a repair fund
Under the new valuation law, LGUs are updating market values, so property tax may increase in the coming years. Our RPVARA guide explains the cap and how to appeal.
Pasig vs. Its Neighbors
Pasig is more affordable than Makati or BGC, but costs more than Quezon City or Marikina.
| City / district | Median asking price per sqm | Office rent per sqm per month | Rail today | Flood exposure |
|---|---|---|---|---|
| Makati | ~₱198,000 | ₱991.60 | MRT-3 | Mostly low; some street flooding |
| Taguig (BGC) | ~₱198,000 | ₱1,094.30 | None; buses only | Low in BGC |
| Pasig | ~₱167,000 | ₱690.90 (Ortigas) | LRT-2 east; MRT-3 at the edge | Varies: low in the west, high in parts of the east |
| Quezon City | ~₱100,000 | Not reported | MRT-3, LRT-2, LRT-1 | Varies by creek and river |
| Marikina | ~₱97,000–₱110,000 (all listings) | Minimal office market | LRT-2 | High near the river |
Choose Pasig if you work in Ortigas or BGC and need more space than Makati offers. Mandaluyong, adjacent to Ortigas Center and on MRT-3, is a close option (see our Mandaluyong guide). For tighter budgets, consider Quezon City and Marikina.
Outlook to 2030: What to Watch
Mid-2026 data shows two trends. The BSP’s residential price index in Metro Manila increased by 5.2% year-on-year in Q2 2026, but the pre-sales of the four largest listed developers dropped by 7% in the first half. S&P Global Ratings predicts no significant recovery before late 2027. Key indicators to watch include interest rates, the vacancy rate of Ortigas offices as new towers are completed, subway progress, and the speed at which unsold inventory is sold.
Rates peak near current levels; inventory clears slowly.
Effect on PasigPrices roughly flat; buyers can negotiate, especially on older resale units.
The BSP starts cutting in 2027; Ortigas office take-up holds; subway stations take shape.
Effect on PasigDemand returns first to Ortigas resale and C5 estates.
More rate hikes, a weaker peso, and new office supply that pushes vacancy up.
Effect on PasigOlder towers drop in price; investors’ rental income comes under pressure.
In Pasig, the layout is clear: offices to the west, townships on C5, and value in the east. Choosing the right submarket and location matters more than perfect timing.
Before You Buy in Pasig: The Fit Check
The Deep Dive’s checklist checks if a unit is profitable. This one checks if it suits you.
- Submarket: does this part of Pasig match your budget and how you live?
- City: is the property actually in Pasig, not the Mandaluyong or Quezon City side of Ortigas?
- Commute: have you timed the trip at your real rush hour, both ways?
- Flood: have you done all six flood checks for this address?
- Building: do the reserve fund, dues and planned repairs make sense for its age?
- Five-year plan: will it still fit if your family or job changes?
- Exit: could you resell or rent it out in a market with 34 months of supply?
